For landowners

Your land. Our development.

Partner with Ghorbari under a joint development agreement. You provide the land, we plan, finance and build, and your share of apartments is fixed in writing before work begins.

Why partner with us

What you can expect.

We already develop in Bashundhara and Aftabnagar under signed agreements, including a joint development with Ghorbari as developer.

Your share in writing

The apartment ratio, signing money and handover timeline are agreed before work starts.

Documents checked properly

We review title, khatian, mutation and tax records with you, and help fix gaps.

Realistic plans

Designs are sized to what RAJUK will approve, so promises match what gets built.

Sales handled

Our sales team markets the developer’s share to local and NRB buyers.

Regular updates

You hear from us at every milestone, from approval to handover.

Other options too

Prefer to sell outright or bring in an investor? We advise on that as well.

The process

Five steps to a signed deal.

01

Submit

Share location, size and contact details.

02

Site visit

We inspect the land and access roads.

03

Document check

Title and records are reviewed together.

04

Proposal

A feasibility outline and share offer.

05

Agreement

A registered joint development agreement.

Documents to prepare

Helpful to have ready

  • Deed (dalil) and chain of previous deeds
  • CS, SA, RS and city survey khatian
  • Mutation (namjari) and DCR
  • Up-to-date land development tax receipts
  • Mouza map showing the dag
  • NID of all owners; inheritance certificate if inherited

Missing something? Submit anyway. We can help you obtain records.

What share of apartments will I receive?
It depends on location, size, road width and approvals. We give you a written offer after the site visit and document check.
How much land is needed?
We consider plots from about 3 katha in established Dhaka neighbourhoods, and larger parcels anywhere with good access.
Will I receive signing money?
Signing money is common and is agreed as part of the joint development agreement.
The land has several owners. Is that a problem?
No, as long as all owners agree and sign. We help families organise the documents and power of attorney where needed.
Is my information kept private?
Yes. Land details you share are used only to assess your proposal.
