Sales Partnership

We sell only what we have verified.

Ghorbari 360 markets apartments and plots for established developers. Before a single unit is offered to a buyer, every document is checked and the handover commitment is put in writing. If a property fails any check, we do not sell it. No exceptions.

Our promise to buyers

Your money is safe only if the property is.

A buyer usually sees a brochure. We see the documents behind it. Our name goes on every property we sell, so we check it as if we were buying it ourselves.

  • Every document checked before listing
  • Handover date written into your agreement
  • One price, every cost disclosed in writing
  • Payments only to the developer’s company account
The verification checklist

21 checks. Every project. Every time.

A project joins our sales portfolio only after it passes all five groups. Open each group to see exactly what we verify.

A

Land title 5 checks

Who owns the land, and can it be sold?

  • Registered deed (dalil) and the full chain of previous deeds
  • CS, SA, RS and city survey khatian matching the seller
  • Mutation (namjari) and DCR in the current owner’s name
  • Land development tax paid up to date
  • No mortgage, lien, court case or competing claim on the land
B

Government approvals 4 checks

Is the project allowed to be built and sold?

  • Land use clearance from RAJUK or the relevant development authority
  • Approved building design, or approved layout plan for plotted projects
  • What is sold matches what is approved: floors, sizes and plot numbers
  • Utility connections planned through the proper authorities
C

The developer 4 checks

Can this company deliver what it promises?

  • Registered company: incorporation, trade licence and tax registration
  • Registered joint venture agreement and power of attorney from the landowners
  • Completed projects we have visited and handed-over owners we have spoken to
  • Membership of the industry association, where applicable
D

Handover commitment 4 checks

Will the buyer receive what they paid for, on time?

  • Handover date written into every sale agreement
  • Specifications and finishing schedule fixed in writing
  • Clear process and timeline for registration in the buyer’s name
  • Construction progress we can inspect at any time
E

Price and payment 4 checks

Does the buyer know every cost before paying?

  • One written price list, the same for every buyer
  • Booking money, down payment and instalment schedule in writing
  • Registration, utility and other charges disclosed before booking
  • All payments to the developer’s company bank account, with receipts
How a project is approved

Five gates. Fail one, and we walk away.

Most projects take two to four weeks to pass. Some never do, and they never reach our buyers.

  1. 01

    Submission

The developer shares the full document set and the proposed price list.

  2. 02

    Document review

Our team checks title, approvals and agreements against the checklist and lists anything missing.

  3. 03

    Legal and records check

Ownership and encumbrances are confirmed at the land office and sub-registry.

  4. 04

    Site and track record

We inspect the site and visit completed projects to confirm handovers.

  5. 05

    Approved for sale

A written sales mandate is signed, including the handover commitment. Only then do we list it.

No compromise

What we will not sell.

Saying no costs us commissions. Selling the wrong property would cost our buyers far more.

Land with any title doubt

Disputed ownership, missing mutation, a pending case or an unclear chain of deeds.

Projects without approval

No sales before the design or layout plan is approved, and nothing beyond what is approved.

Developers without handovers

If we cannot see completed, handed-over projects, we do not take the mandate.

Hidden or changing prices

Every buyer gets the same written price list and the full cost before booking.

Cash to individuals

Payments go only to the developer’s company bank account, never to a person.

Pressure selling

No “last unit today” tactics. Take the time you need and bring your own lawyer.

What buyers receive

See the proof before you pay.

Before booking, every buyer receives a verification summary for the property, and can review the supporting documents with our team or their own lawyer.

  • Verification summary for your project
  • Copies of the approval and title documents to review
  • Written price, payment schedule and handover date
  • Our team with you through registration and handover

Questions

Straight answers.

Does Ghorbari 360 own these properties?
No. The developer owns the project and signs the sale agreement with you. Ghorbari 360 is the appointed sales and marketing partner, and we only accept that role after the project passes our verification.
Can I check the documents with my own lawyer?
Yes, and we encourage it. We share the verification summary and supporting documents before you book.
What happens if a problem appears after a project is listed?
We stop selling it straight away, inform buyers who have booked, and work with the developer to resolve it.
My project is not ready yet. Can you still review it?
Yes. Submit what you have. We tell you exactly what is missing, and we list the project once everything is in place.
